Move into a home with a large pool and mountain views in one of Yuma’s best neighborhoods!

The house you will be renting in is a 4 bedroom 2 bathroom modern home in The Terraces. There is a large sparkling pool in back, and the house overlooks sprawling green fields and majestic mountains. It is centrally located, and convenient to everything, including YPG. AWC/NAU is just down the street (4 minute drive door to door), the gate of MCAS Yuma is only 9 minutes away, the Yuma Palms shopping center is less than 10 minutes away, and access to I-8 is literally one minute away.

The neighborhood is very quiet and you can commonly find people out for an evening walk or jog. I’m a high school teacher and licensed real estate agent, and our neighbors include doctors, lawyers, military and law enforcement personnel, government contractors, and business owners. My current roommates and I feel very safe in this neighborhood, and the house is protected by an alarm system. All bedrooms have separately keyed locks for maximum privacy. There is also a community park just around the corner where you can commonly find kids playing soccer and people out with their dogs.

The room available is Bedroom #4 as shown in the floor plan below and it is furnished with a bookshelf, a queen-sized bed with linens and pillows, and sun-blocking window treatments. It has a ceiling fan and light as well as an A/C vent directly over the bed, plenty of outlets, and a cable hook-up. This bedroom also has a closet with hanging space as well as built-in shelving. You can use the furnishings that I’ve provided, or if you bring your own I can put the current furnishings into storage. Take a look at the pictures below to see the current furnishings.

The house is perfect for entertaining, and therefore entertaining is totally acceptable. Excessive partying, destructive guests, and obnoxious behavior are not, however. Drug use of any kind will not be tolerated. Pets must be of the kind that they live full-time in a tank or cage.

Rent will be charged on a monthly basis. The room is available April 1st.

The rent includes high speed (15 Mbps) wireless internet access, expanded HD cable, trash removal, pool maintenance, landscaping maintenance, water softener and reverse osmosis maintenance, full access to common areas, including the kitchen, laundry room and 46″ TV with HD. Electricity, gas, and water are split amongst roommates.

Please ensure you meet the following criteria:

1. You are gainfully employed.

2. You are a non-smoker.

3. You are neat, clean, and respectful of others.

4. You are drug free. This means all drugs including marijuana.

5. You are willing to submit to a background check.

Bedroom Two:

The mounted 48″ Samsung HDTV and brand new linens are included! You can use all the furnishings that I provide, or you can bring your own. The bed is a Queen.

The sliding door from the great room leads out to the shaded patio, which includes a set of outdoor speakers, a ceiling fan and a new grill. The mountains and fields are visible while seated at the table on the patio or while seated on the raised patio (newest patio furniture not pictured).


Shared Bathroom:

This bathroom has recently been remodeled with slab granite shower walls and includes plenty of storage space. The medicine cabinet is recessed in the wall and there is a good sized closet in the bathroom (seen in reflection) for additional storage. Storage space is split amongst roommates. The high sink is very convenient as it eliminates the need to bend over to brush your teeth,
etc. The lights are all dimmable.


The Great Room and Kitchen:

The large picture window overlooks the pool, yard, and mountains. All appliances in the kitchen are practically new. The Reverse Osmosis water feeds to a spigot at the sink and to the water and ice maker in the refrigerator for clean clear ice and drinking water. The huge granite island provides a great space for food preparation and everyday eating. (New bar stools not pictured)


Laundry and Pantry:

The washer and dryer are practically new and there is plenty of storage above them. The cavernous pantry has its own light so you can easily find everything. The whole laundry area is separated by a pocket door (see floor plan) so that the washer and dryer can barely be heard from the kitchen when running.
